Mortgage Interest and Section 24

If you own residential rental property in your own name, mortgage interest and other finance costs can no longer be deducted from your rental income. Since April 2020 relief has been given entirely as a basic rate tax reduction: 20% of the lower of your finance costs, your property profits, or your adjusted total income above the personal allowance. Unused amounts are carried forward.

For basic rate taxpayers the effect can be small, but higher rate landlords can find that their taxable rental profit, and their tax bill, is much higher than their actual cash return. The rule can also push your income into a higher band and affect things like child benefit. We calculate the restriction correctly and show you the real position on your portfolio.

Making Tax Digital for Landlords

Making Tax Digital for Income Tax has applied since 6 April 2026 to landlords and sole traders whose qualifying income was over £50,000. The threshold drops to £30,000 from 6 April 2027 and £20,000 from 6 April 2028. Qualifying income is your rents and self-employment income before expenses, so a landlord collecting £2,500 a month in rent is over £30,000 regardless of profit.

If you are in scope you need to keep digital records and send quarterly updates to HMRC through compatible software, then finalise the year. We set up the software, keep the records and submit the updates for you. Our Making Tax Digital guide explains the changes in more detail.

Allowable Expenses

Landlords can generally deduct the day-to-day costs of letting, such as letting and management agent fees, repairs and maintenance, insurance, ground rent and service charges, accountancy fees and the cost of replacing furnishings in a furnished let. Improvements, such as an extension, are capital costs and are not deductible against rent, but may reduce the gain when you sell. We make sure costs are treated correctly so you neither overclaim nor miss what you are entitled to.

Selling a Property: Capital Gains Tax

When you sell a rental property or second home, any gain is liable to capital gains tax. For gains from 6 April 2026, the rate is 18% on gains falling within your basic rate band and 24% above it, and the annual tax-free allowance is £3,000.

If tax is due on the sale of a UK residential property, you must report the gain and pay the tax within 60 days of completion, separately from your self assessment return. We calculate the gain, including deductible purchase, sale and improvement costs, and file the return on time. Read more about our capital gains tax services.

Personal Ownership or a Limited Company?

Holding property in a limited company avoids the finance cost restriction, but it is not right for everyone. Moving existing properties into a company is usually treated as a sale, which can trigger capital gains tax and stamp duty land tax, and mortgage lenders treat company borrowing differently. We model both options with your actual numbers so you can make an informed decision, and work with your solicitor and mortgage broker where needed. Landlord Accountant FAQs

Can I still claim mortgage interest against my rental income?

Not as a deduction from rent if you own residential property personally. Instead you receive a tax reduction worth 20% of your finance costs (or of your property profits or adjusted income, if lower), with any unused amount carried forward. This mainly affects higher and additional rate taxpayers. Different rules apply to properties held in a limited company.

Does Making Tax Digital for Income Tax apply to me as a landlord?

It applies if your qualifying income, meaning your combined self-employment and property income before expenses, is over the threshold: £50,000 from 6 April 2026, £30,000 from 6 April 2027 and £20,000 from 6 April 2028. It is based on gross rents, not profit, so many landlords are in scope sooner than they expect. Jointly owned property counts according to your share.

How long do I have to report a property sale?

If you sell a UK residential property that is not your main home and there is capital gains tax to pay, you must report and pay within 60 days of completion. For gains from 6 April 2026 the rates are 18% for gains within your basic rate band and 24% above it, and the annual tax-free allowance is £3,000.

Should I move my rental properties into a limited company?

Sometimes, but not always. A company pays corporation tax and can deduct finance costs in full, but transferring existing properties can trigger capital gains tax and stamp duty land tax, mortgages may need to be refinanced, and extracting profits brings further tax. We model the figures for your portfolio before you commit.

I only earn a small amount of rent. Do I need to tell HMRC?

If your gross property income is £1,000 or less in a tax year, the property allowance may mean you do not need to report it. Above that, you usually need to declare it through self assessment, and you can choose between deducting the £1,000 allowance or your actual expenses.
